Appointing An Architect
Although best results are achieved when an Architect is appointed to carry out all the stages from inception to completion, a client can appoint an Architect up to any chosen stage of the process. We do not usually make a charge for an initial consultation.
The process is in stages as follows:

Initial Consultation when we ascertain a client’s ‘wish list’, explain the process and stages and any relevant local issues appropriate at the time.

Feasibility – This evolves from the constraints of the site, budget and brief.

Sketch proposals are put forward to the client for discussion.

The design is agreed/finalised.

The scheme is submitted for planning permission to the local Planning Authority.

Ascertain the likely construction costs. At this stage (or earlier is necessary) we can assist with the appointment of other consultants such as Quantity Surveyors or Structural Engineers.

Provide as set of specific drawings for Building Regulation approval.

Construction drawings – Provide additional drawings, schedules and specification for contractors to tender from.

Tendering – Finding suitable contractors, evaluate and (where applicable) negotiate with submitted tenders.

Contract administration – Help contractors overcome any problems that arise on site. Value work stages and issue payment certificates.
