Residential Development
An unusual project in that development had commenced as a local government development for a site of 11 large houses. The development had only progressed to the stage where some of the main drainage was in place and road profiles had been established, otherwise the site was a field.
The clients’ brief was to increase the density of the development so as to be viable without making the development feel like an estate of closely situated houses, in a grid/ block layout. We increased the density successfully and provided a mix of house types ranging from 3 bedroom semi detached starter homes to 5 bedroom detached houses, including a range of 3 and 4 bedroom bungalows, making a total of 34 units.
The design initially was to create an estate with no visible car parking but with informal paths leading to a lake where young families could walk and feed the ducks. Whilst the Planning Department supported the Scheme, local estate agents thought that the hidden parking areas may cause problems and the Local Highways Authority were unwilling to maintain the paths. As a result a simplified Scheme was prepared and built.
The development proved very popular with all house types selling quickly. This site has been the Developer’s most successful Scheme and houses have proved easy to sell on. The development successfully achieved a ‘sense of place’ to contrast with the common panache of styles developers tend to use.
